New Jersey Public Insurance Adjusters

Property damage can leave New Jersey owners coordinating with insurers, contractors, tenants, or an association. Wheeler Adjustment Services, Inc. helps organize claim records and present the damage clearly. We serve homeowners and business property owners throughout New Jersey.

Wheeler is licensed in the state. As public adjusters, we represent policyholders under a written agreement, with services and fees explained before representation begins. Our work can include reviewing coverage, documenting the loss, preparing claim information, and negotiating with the insurer.

Separate the parts of a storm loss

For coastal and inland properties, the cause of damage matters. Wind, rain entering a damaged building, and rising floodwater can raise different policy questions. A single storm does not mean all resulting damage is covered under one policy.

We review the records for each affected area. Photos, inspection reports, emergency invoices, and notes about when damage appeared can help explain the sequence of events. Flood coverage must be checked separately from standard homeowners coverage.

Clarify which property and policy are involved

A claim can become harder to follow when several people have an interest in the building. A condominium owner, landlord, tenant, or association may hold different documents. Start by identifying your ownership or other role and the policy under which you are seeking payment.

If you have an association or lease agreement that helps explain responsibilities, keep it with the claim records. We can discuss which information is relevant to our adjusting work. Questions requiring legal advice should be directed to an attorney.

Keep records while repairs are arranged

You may need to protect the property before the insurance review is complete. Notify your insurer promptly, document damage when safe, and keep receipts for reasonable emergency work. Qualified professionals should handle dangerous conditions and temporary building protection.

It helps to organize:

  • A dated record of the loss and discovery.
  • Pictures of the affected building areas and contents.
  • The insurer's estimate and written explanations.
  • Contractor findings and itemized repair proposals.
  • Invoices and records of changes to the property.

If you are away from the property, provide a contact number and explain who can coordinate access with your permission. Keep copies of the information sent to each party.

Review questions about an existing claim

Wheeler can discuss an estimate or offer you have already received. The review starts with the policy and supporting evidence. A concern about payment does not automatically establish additional coverage or mean the insurer's estimate is wrong.

We help identify supported questions and explain what information may clarify them. Available options depend on the policy, deadlines, prior agreements, and circumstances. You stay involved in decisions about any settlement.
